There are two budgets that must be approved by the board each year, the Operating Budget and the Reserves Budget. Management will provide a proposal for each, and it is the Board's responsibility to review and approve during a scheduled meeting of the Board. Budgets should be approved by October to allow time to notify homeowners of any increase in dues, and to allow management to update the accounting system.

Reserve Study 

The reserve study must be reviewed by the Board each year, and should be updated by the vendor annually, or at least every 2 to 3 years. Update to be performed during the summer months.

Proposed Budget

The Proposed Budget will be prepared and presented to the board in the fall.

Review and Approve Budget

Management will coordinate a Board Meeting for the purpose of discussing and approving the budget. This meeting should be scheduled as soon as possible once the Proposed Budget is completed.

Budget Approved and Homeowner's Notified

This occurs immediately after the new budget is approved.
